About underpinning
What underpinning involves
Underpinning means taking a foundation deeper, or making it wider, so the house bears on soil that no longer shifts. The traditional way is mass concrete. Short lengths of ground beneath the existing footing are dug out one at a time in a planned order. Each length is filled with concrete and packed tight against the old foundation before the next one is opened.
It suits Surrey homes where the footing has been undermined by drying London Clay, thirsty oaks or a leaking drain, and where the movement is shown to be ongoing rather than historic. Send your details through the enquiry form and a specialist will be in touch to look at the property. Any work proposed comes with a free quote.
How it works
How underpinning works with us
Ground investigation
A trial hole beside the affected wall reveals the depth of the existing footing and the soil beneath it, so the specialist can judge how far down the new base must go.
Bay sequencing
The wall is marked into numbered sections and a digging order is fixed so no stretch is ever left without support.
Pour and pack
Each bay is excavated and concreted, then dry-packed tight against the old footing before the neighbouring bays are opened.
Reinstatement
Excavations are backfilled, paving is relaid and the cracks above are repaired once the new foundation has taken the load.
When deeper foundations come into the conversation
Does this sound like your home?
- Diagonal cracks through brickwork that are wider at the top than the bottom
- Doors and windows on one side of the house starting to bind in their frames
- Monitoring readings or an engineer's report showing the cracks are still opening
- Floors that dip towards one outside wall
- Oak, willow or poplar growing close to a house built on clay
- An earlier repair that has split again along the same line
Looking after it
Looking after it afterwards
- Keep a dated photo record of any remaining hairline cracks so you have a baseline to compare against.
- Keep guttering, downpipes and drains clear and in good repair, leaking water is a common trigger for further movement.
- Avoid planting fast-growing trees or shrubs close to the property without taking advice first.
- Keep your engineer's report and any completion paperwork safe, they matter for future insurance, remortgaging or sale.

What's involved
How the work is planned
Bays dug in a set order
Opening the whole length at once would leave the wall hanging, so the work is divided into bays, often about a metre wide. They are dug in a numbered sequence, alternating rather than side by side, so every part of the wall keeps support next to it.
What shapes the price
Cost depends mostly on how many metres of wall need treating, how deep firm ground lies, how easy it is to dig and remove spoil, and whether drains or trees need attention too. The quote is free, and the specialist explains what is driving the figure.
Building control
Underpinning is structural work, so building regulations approval is normally needed. The specialist can say what your job is likely to involve. A completion certificate from building control is worth keeping for when you sell.

Questions we hear
Before you ask
What does underpinning actually mean?
It is the process of strengthening an existing foundation by extending it down to firmer soil or spreading it over a wider area. Mass concrete in sequenced bays is the most familiar method. Beam and pile systems are used where firm ground is very deep.
How much does it cost to underpin a house in Surrey?
There is no single figure. A short run under a bay window costs far less than a whole elevation taken to depth. The specialist measures up, checks the ground and access, and then gives a free quote for the extent of work involved.
Will my buildings insurance pay for underpinning?
Many buildings policies include subsidence cover, though the excess for these claims is often higher than for other claims. Insurers usually want to investigate before agreeing to any repair. Report suspected movement to them first and check what your policy wording says.
Can we stay in the house while the work goes on?
Usually, yes, because most mass concrete work is carried out from outside. Expect noise, a skip, and part of the garden or drive being out of use while bays are open.
