About resin injection
What resin injection involves
Resin injection firms up the ground under a foundation without digging trenches. Holes roughly the width of a finger are drilled through or beside the footing, and an expanding resin is pumped into the soil below. There it fills voids, compacts loose material and can lift a settled slab back towards level.
It tends to suit properties where the soil just beneath the footing has loosened or washed away, often after a drain leak. It also suits sites where there is little room to excavate, such as Surrey terraces with no side passage. It is not the answer to every kind of subsidence, deep clay shrinkage in particular, and the specialist decides whether it fits the ground. Use the enquiry form and a specialist will get back to you, with a free quote if resin is suitable.
How it works
How resin injection works with us
Ground probing
The specialist tests the soil under the affected area to find where it is loose and how deep the weak layer runs.
Drill grid
A pattern of small holes is drilled at set spacings along the wall or across the slab.
Staged injection
Resin is pumped through each hole in stages while laser levels track any movement of the structure above.
Seal and finish
The holes are filled and finished to match the surrounding floor or paving, and the level readings are recorded.
Clues the ground under the footing has softened
Does this sound like your home?
- A floor slab or patio that has dropped away from the house wall
- Cracking that appeared soon after a drain leak or burst pipe was found
- Gaps opening beneath skirting boards along one wall
- Hollow-sounding patches under a solid ground floor
- Settlement in a garage or conservatory base
- A house with little room for diggers or spoil skips
Looking after it
Looking after it afterwards
- Keep a dated photo record of any remaining hairline cracks so you have a baseline to compare against.
- Keep guttering, downpipes and drains clear and in good repair, leaking water is a common trigger for further movement.
- Avoid planting fast-growing trees or shrubs close to the property without taking advice first.
- Keep your engineer's report and any completion paperwork safe, they matter for future insurance, remortgaging or sale.

What's involved
What to weigh up before choosing resin
Little disruption at ground level
There are no open trenches and hardly any spoil, so drives, kitchens and gardens stay largely usable while the work goes on.
Lift is watched as it happens
Laser levels are read throughout the injection, so the resin raises the structure gradually and stops at the agreed point rather than pushing it too far.
The cause still needs fixing
If a cracked drain or overflowing gully washed the soil out, that has to be repaired as well, or the ground may weaken again.

Questions we hear
Before you ask
How do you fix subsidence without digging up the foundations?
Where the weak soil sits fairly close beneath the footing, injecting expanding resin through small drilled holes can compact it and restore support. Deeper or clay-driven movement usually calls for underpinning or piling instead.
Does resin injection work on clay soil?
It is better suited to loose, granular or washed-out ground than to clay that shrinks and swells with the seasons. The specialist probes the soil first and will say if a different method is a better match.
Is resin injection cheaper than traditional underpinning?
Because there is far less excavation and the job is shorter, it can cost less on the right site. The figure still depends on the area treated and the depth of weak ground, which the free quote sets out.
How do I check whether my house has subsidence or just settlement?
Settlement is the small, early movement most new buildings go through before they stop. Subsidence is ongoing movement caused by the ground below changing. New or widening cracks, sticking doors and floors falling away from walls are worth reporting so a specialist can look at the cause.
